Introduction

This is not an insurance policy. We are a professional service company that provides services to landlords and businesses with facilities. This Smart Money Service Contract provides service for minor repairs to your tenants or facility. The contract also offers relief from stress and annoying phone calls about repairs. Now you can know the yearly maintenance cost for your 1 to 6-family rented property or facility. Our uniformed staff will cater to your tenants so you can collect your rent on time without repair excuses. Keep your property from falling apart; it’s time to get your weekends back, be free of phone calls, and reclaim your freedom

This agreement is made and entered into by and between Landlord, and AmeriServ.

Repair Service Contract Covers
Service Provider agrees to provide the following repair services to Landlord for the duration of the Contract

HVAC Services:

AmeriServ will conduct thorough inspections and maintenance on all HVAC systems, including pilots, filters, gas lines, thermo couplings, pilot assembly transformers, safety switches, wiring, boiler systems, chimneys, and radiator valves. Additionally, AmeriServ will perform necessary repairs and replacements on leaking steam/heating pipes, conduct boiler cleaning and servicing, troubleshoot boiler issues, and ensure proper functioning of steam vents and hydronic systems.

Construction Repairs (Minor):

AmeriServ will address various minor construction repairs including but not limited to cleaning front yards, repairing handrails, patching holes in walls (Sheetrock), fixing broken steps, patching sidewalk holes, securing loose gutters, repairing door locks and windows, treating water stains, fixing ceramic tiles, cleaning hallways, repairing entrance doors, mowing front yards, inspecting and maintaining fire extinguishers, and installing/repairing door saddles.

Electrical (Minor Repairs):

AmeriServ will handle minor electrical repairs such as installing/replacing wall plate covers, closing open boxes, tightening loose switches, installing/repairing hanging light fixtures, repairing outlets, and removing old cables.

Terms & Conditions:

This service does not constitute an insurance policy. Homeowners agree to the list of covered and non-covered services outlined above and below. Please prepare the work area by removing personal belongings and ensuring children are not present. During the work process, children must be supervised at all times, and they cannot remain in the work area if parents need to leave for any reason. Any dangerous dogs or pets should be securely locked away. Please refrain from playing loud music during the work period. All occupants must be fully clothed before allowing entry for work. Employees can only wait for a maximum of 5 minutes for entry to begin work. Work will not be conducted in the presence of a couple’s argument or dysfunction; all occupants must be present and cooperative during repairs.

Service Fee

The landlord agrees to pay the following fixed yearly fee for the services outlined above:
